Below is a blueprint of the real estate services provided by your real estate broker. This list also serves as a timeline for most transactions and is modified accordingly to accommodate each client’s needs.
Pre-Listing
-In depth-initial consultation
-Assess client’s selling conditions, goals and needs
-Overview of transaction process
-Address items and documents needed to list property
-Answer client’s questions and concerns
Listing Appointment
-Explain broker duties and brokerage relationships, listing agreement terms, disclosures and contract addenda
-Discuss parties’ schedules, availability and best times for followups
-Gather any necessary and existing documents pertaining to the property (see your to-do list )
-Discuss price, property condition, marketing tools and their importance when listing and selling a property
-Advise on home repairs, upgrades and maintenance (checklist)
-Advise on property preparation for showings
-Discuss property amenities and assess market impact
-Prepare list of items/personal property to be included and conveyed with the sale (checklist)
-Discuss marketing plan and strategies; create a custom marketing plan
-Provide overview of current real estate market and sale projections
-Create and provide market analysis report
-Provide pricing suggestion based on market analysis and current market conditions
-Create seller’s net-out sheet and review preliminary costs
-Discuss staging referral, if needed
-Discuss moving needs, if needed
-Discuss photography and floor plan
Active Listing Period
-Weekly -or as needed- update phone calls to discuss prospective buyer and broker feedback and any necessary changes
-Instal signage and brochures
-Instal lockbox
-Discuss and prepare showing instructions
-Enter property listing into MLS system
-Provide seller with copies of MLS listing sheet and executed listing agreement
Offers and Under Contract Period
-Review and support in negotiation of offers and counter offers
-Assist in scheduling and providing access for inspections, re-inspections, appraisal, etc.
-Review inspection reports and provide support with wavers, objections and repair negotiations
-Oversee completion of the required repairs
-Oversee completion of title/escrow requirements
-Request and obtain updates of buyers’ loan status on a weekly basis. Advise seller of any concerns and/or progress.
